BARN CONVERSION WITH EXTENSION FOR 2 DWELLINGS
I had fallen in love with an old barn and was told by a friend that Mark McNulty would be the best man for the job as he had worked with Yorkshire Heritage renovating a 18th century home. As Mark was working on a renovation with extension close to my workplace, he invited me to meet him on site to view his work and speak to his customer. I was extremely impressed with his workmanship and his attention to detail, as was the customer he was doing the work for. Due to being so impressed by Mark's work I requested a site visit to view my proposed barn conversion, as previous builders had tried to convince me to demolish the barn and start from scratch. Mark arranged a site visit to give me his honest opinion as to whether to demolish, or if it would be worth renovating and what the approximate costings would be.
After surveying the property Mark concluded that the property should be restored, and Mark looked at the proposed plans, insisted the extension to the existing barn should be two story's rather than one, as the barn would be divided into two dwellings. I submitted the amended plans for a two-story extension which were subsequently passed.
Mark was instrumental with the new plans and liaised regularly with my architect. Mark's practicality and expert eye to the changes greatly enhanced the plan views and room sizes to the renovation and extension.
I requested and received estimated cost for the project which was within my budget and contracted Mark to carry out the work.
It was soon apparent that I had got the right man for the job by the way Mark organised the site and workforce, from forming site access, parking, storage areas and my static living accommodation, which overlooked the full site. From the start of the work I was amazed by the day to day progress. Even though Mark was doing all the skilled work with laborers assisting him it was almost like watching a progressive photographic sideshow.
Mark would always enlighten me and explain curiosities I had at all stage of the project, his ability to envisage the finished article is second to none as this became apparent when renovating the barn section. Mark pointed out that the practicality of the planned staircase would not compliment the authentic traditional look the property deserved. Mark drafted amendments incorporating the lowering of the main arch, three exposed timber beams and an open tread bespoke split-level staircase which he made himself.
Mark did everything in his contract to an extremely high standard and when circumstances arose was able to allocate more time to get both the barn conversion and the extension to a habitable state, as he was only contracted to prepare the structures ready for plastering.
What a fantastic result, beyond my wildest dreams. Mark has done a fantastic job from start to finish and his work ethic is excellent. His desire to accomplish his company name sake Mark of Perfection is a true testament to his work.

My wife and I decided to add additional rooms to our home to accommodate our young family and my parent’s. We had plans drafted to have a wrap round extension with open plan rooms, this would be a mammoth job as it involved structurally changing the original house.
We approached two building companies to give us quotes to cover the extension work, but then was told by my wife’s friend to contact Mark who had done a home renovation for them. After an initial consultation with Mark we were put at ease as it became apparent that not only was he was very knowledgeable and experienced in the building trade, he was extremely highly skilled in all aspects from foundations to roofing, enabling him to not only cover all our projects’ requirement’s, but project manage the full project both internally and externally.
Mark was not the cheapest, but the care and attention to detail was in accordance with his trading name.

· Completely Refurbished Roof with dry ridge set up and Installation of Two Large Velux Windows.

· Installed hot & cold water, electric and gas to detached garage.
· Built full Wrap round Extension with block-work and stone masonry.

· Ordered and Fitted new composite doors and UPVC Windows throughout existing and extended property.
· K-rendered the completed property and garage.
· Built boundary walls on new foundations and K-Rendered.
· Block paved full drive and side footpath.
· Installed Drop curbs and tarmacked footpaths for new drive entrance.
· Landscaped lawn and created feature rockery.
Internal Work Covered by Mark
· Moved Boiler plumbed and installed with 250 ITR storage tank in the loft.
· Full rewire and plumbing of house, Extension and Garage.
· RSJ Installations.
· Designer split level ceilings with covering and Designer wall.
· Dry-walling, Plastering and Decorating throughout.
· Design and installation of Kitchen, Master Bathroom and walk in wet room with tiling.
· Loft ladder, Insulation, plaster boarding and decking of full loft floor area.
· Fitting of stair well handrails, banister and spindles.
· Laying of laminate floors as one throughout four separate rooms
· Fitting of casings for 10 internal doors, 3 bifold with one opener and 1 set of French doors.
· Fitting and staining of skirting boards, new exposed timber and doors.
As with any major renovation you come across bad workmanship carried out by previous builders, thankfully Mark was on hand to point out the problems, as he uncovered several issues three of which were detrimental to the structural integrity of our home. Mark was extremely fair with us and kept costs down to a bare minimum, living up to our high expectations and completed our project, delivering a quality of craftsmanship second to none. Mark was able to accomplish a clean working environment with minimal disruption allowing us to maintain our day to day family life. As well as managing his own work schedules Mark had to coordinate our alarm fitter and SKY installation. Marks always informative about his daily progress and would always explain any questions as to what he was doing.

I have known Mark for over 15 years as a regular customer at my DIY store. I have done numerous gas installations to properties he has refurbished and was always taken back by his catalog of skills and attention to detail.
After purchasing a property and knowing Marks high standards of craftsmanship I requested Mark to come and view it, give me some honest and practical options to bringing my wife’s dream home catalog ideas to fruition with a realistic budget in mind.
The Kitchen: Mark viewed our kitchen and after looking at some pictures my wife had, we discussed options to enhance all aspects of the kitchen. Mark was able to envisage the result even before putting pen to paper and after confirming Mark plans and designs set to work. Mark produced our dream kitchen together with UPVC clad ceiling, lighting, floor tiles with underfloor heating, floor to wall tiling throughout and designer radiator.
The Bathroom: As with the kitchen Mark liaised with my wife again and transformed a very tired looking bathroom into another show piece, after converting the water storage cupboard into a walk-in shower and installing a jacuzzi corner bath Mark then granite tiled the floor, did floor to ceiling tiling with mosque vertical features and made a bespoke mosque tiled bath panel. Mark then fitted a wall mount vanity unit with built in sink, a illuminated mirrored wall unit and fitted all fixtures and fittings.
The Dinning room: Mark installed a programmable under floor heating system with laminate flooring, but rather than butting the laminate up to the skirting boards cut them to allow the laminate to flow under giving the effect the skirting boards were fitted after the flooring.
The Conservatory: Mark fitted a separate zone under floor heating system and continued the laminate through from the dining room again cutting the skirting boards to accommodate the laminate flooring.
The Play room: This room had a doorway into the kitchen which lead into a sitting-room. My wife’s idea to block the doorway and Marks problem to integrate it in his kitchen design. Marks solution was to block the doorway and re-site it into a new partition wall in the sitting room. This created a storage and utility room accessed through from the newly formed play room.
The Living-room: My wife decided on having very expensive 8 X 4 designer wall panels for our feature living-room wall. Mark prepared the wall and chimney breast to accommodate an inset gas fire and wall panels and light panels. The result was fantastic, even scribing the corners so the pattern for the full wall flowed around the chimney breast.
The Entrance Hall: After seeing the stunning effect of the living room my wife wanted something in the entrance hall and decided on pitched face granite tiles. Mark produced another work of art even scribine tiles into half shaped newel posts.
Internal Doors: To make our home complete Mark replaced over 20 internal doors with solid wood doors, fixtures and fittings throughout with two apertures consisting of French doors.
Marks attention to detail and work ethic are second to none, from the initial consultation to the finished article his abilities and diversity within his skill range are nothing short of genius.
Mark surpassed all expectations of both myself and my wife. There is no doubt in my mind that anyone contracting Mark to do any renovations to their property would be more than satisfied with their result.
